Silverstein Properties Continues Leasing Momentum at US Bank Tower in Downtown Los Angeles
Silverstein Properties, a leading real estate investment, development and management firm, today announced lease agreements totaling 53,146 square feet at US Bank Tower, its prestigious 72-story office tower in Downtown Los Angeles.
Silverstein signed an 18,971-square-foot expansion with international law firm King & Spalding, which will grow its footprint to 42,663 square feet of contiguous space. A tenant at US Bank Tower since 2018, King & Spalding currently occupies the entire 16th floor and is now adding a portion of the 15th floor. The firm also signed a five-year extension of its existing lease that will keep its Los Angeles office at US Bank Tower through at least 2033.
Additionally, Silverstein signed a new 10-year agreement with Zurich North America to relocate its Los Angeles office to US Bank Tower. The firm will occupy 10,483 square feet on the 20th floor when it moves from 777 South Figueroa in summer 2026. The agreement builds on Zurich’s relationship with Silverstein Properties – the global insurer has housed its New York headquarters at Silverstein’s 4 World Trade Center for almost a decade.
These leases follow Silverstein’s early March agreement with law firm Wilson Elser to relocate its Los Angeles office to a full floor at US Bank Tower. Other notable tenants at the tower include KPMG, McKinsey & Co, US Bank, Marsh & McLennan, Lincoln International, and SOMPO International.
“We are pleased to support King & Spalding’s growing business and expand Silverstein’s relationship with Zurich from coast to coast,” said Silverstein Properties Vice President Harlan Strader. “US Bank Tower offers unparalleled quality, luxury, and prestige, giving companies a competitive advantage in engaging employees and producing great work.”
Soaring to 1,081 feet, US Bank Tower has defined the Los Angeles skyline since its completion in 1989. The tower boasts floor-to-ceiling windows and ceiling heights ranging from 13 to 18 feet, offering some of the best views in the city.
Silverstein Properties purchased US Bank Tower in 2020 and completed a wide-ranging capital improvement program to expand amenity offerings, redesign the arrival experience, and upgrade elevators. US Bank Tower’s lobby has been repositioned as a place to congregate and connect with an all-day café, work and meeting spaces, and a full-service cocktail bar.
The Vista, the amenity destination on the 54th floor, now features curated food and beverage options, lounge areas, a wellness room, event spaces, conferencing, and flexible workspaces. The tower’s dining options culminate at 71Above on the penthouse level, with breathtaking 360º views, a prestigious atmosphere, and vibrant modern American cuisine.
US Bank Tower also features a state-of-the art fitness center, on-site parking and valet service, and EV charging stations. In addition, tenants enjoy access to Inspire, Silverstein Properties’ signature amenities network, which offers hospitality-focused programming across its nationwide portfolio.
Located in the heart of Downtown, US Bank Tower is in proximity to a wide range of transportation options and the 110 and 101 freeways. In 2025, Settecento, a new dining destination that combines high design, Italian culinary tradition, and theatrical flair, opened in the historic Maguire Gardens, adjacent to the US Bank Tower and the Los Angeles Public Library.
Silverstein Properties was represented in-house by Harlan Strader, as well as Jaclyn Ward, James Malone, Marin Turney and Sarah Hancock of JLL. King & Spalding was represented by John Izard, Carla Williams and Eric Duncanson of Cushman & Wakefield. Zurich was represented by Scott Becket of JLL.
