Jennifer Aniston-endorsed fitness studio coming to Philadelphia
Jennifer Aniston’s favorite boutique fitness studio is coming to Philadelphia.
Pvolve has signed a 10-year lease to occupy 2,086 square feet at 1735 Market St. in the heart of Philadelphia’s central business district. The franchise specializes in functional and longevity-focused fitness.
The location is planned to open in late 2026. The studio has 46 locations across the U.S. and two in Canada. The closest locations to Philadelphia are in New York; Upper Saddle River, New Jersey; and Potomac, Maryland. While prices vary by studio, Pvolve offers unlimited monthly memberships for more than $200 per month.
Aniston became a spokesperson for the company in 2023.
Cake and coffee shop Cake&Joe also opened as a retail tenant at 1735 Market in February. The fitness space will be on the John F. Kennedy Boulevard side of the building. The iconic 54-story office tower is 90% leased and owned by New York-based Silverstein Properties and Philadelphia-based Arden Group.
The fitness brand incorporates low-impact, high-intensity movement for members to build strength and improve mobility. The company sells class packs, memberships and personal training sessions.
The 1735 Market franchise is owned Allison Randal.
Pvolve franchisees must have $200,000 in minimum liquid capital and a minimum net worth of $500,000, according to the company's website. According to the International Franchise Professionals Group platform for franchisees, Pvolve franchises require an investment of $385,000 to $780,000 and pay a royalty of 7%.
The lease reflects shifting retail demand in Philadelphia’s office district, which in recent years has prioritized experiences over traditional stores. Indoor mini golf venue Puttshack opened at the Shops at Liberty Place in 2024. The same year, golf simulator venue Five Iron Golf opened at Three Logan Square.
With several office buildings along Market Street in the process of being converted to apartments, the residential population on the corridor is poised to boom. The change could be reflected in the retail market as tenants cater to both office workers and residents.
“The tenant chose this location due to the strong office co-tenancy and demographic at 1735 Market St., and the surrounding properties,” MPN Realty’s Nadia Bilynsky said in a statement. “This is a great testament to the retail revitalization and activity we are currently seeing along the Market Street and JFK corridors in Philadelphia’s CBD.”
Silverstein’s Keith Cody and Gordon Hough along with MPN Realty’s Bilynsky and Kyle Ruffing represented the building’s ownership. MPN Realty’s Dennis Carlisle represented Pvolve.
