About 150 Greenwich Street

World Trade Center Tower 4 at 150 Greenwich Street will rise 975 feet and faces directly onto the Memorial Park. Designed by Maki & Associates, the office tower is intended to assume a quiet but dignified presence at the site while also serving to enliven the immediate urban environment as part of the redevelopment efforts of downtown New York.

The 64-story tower's first five floors will house 140,000 square feet of retail space, and the remaining 56 floors will be filled with offices, totaling 2.3 million square feet. The Port Authority of New York and New Jersey and the City of New York will occupy two-thirds of the office space, and Silverstein Properties will retain the rest for commercial tenants

The tower portion of the building will accommodate office spaces in two distinctly shaped floor plates - 44,000 square feet (floors 7 - 46) and 33,000 square feet (floors 48 -63). Both office floor plans contain a central core with a 45-foot span on the west side facing the memorial, as well as on the north and south. The east side has a 35-foot span.

Among many building enhancements, Tower 4 features a central concrete core and an external structural steel frame. Safety systems will exceed the city's building code and Port Authority requirements. Designed to the highest energy efficiency ratings, 150 Greenwich Street will seek to achieve the Gold standard under the Leadership in Energy and Environmental Design (LEED) by the U.S. Green Building Council.

On the tower's Church Street side there will be a 75-foot atrium that will create a dynamic new urban experience, enliven the area, and become a symbolic feature of a revitalized WTC.
